Boiler servicing & landlord certificates

The annual service that keeps a boiler safe, efficient and within warranty — plus landlord gas safety certificates for rented property.

A service is not a glance at the front panel. It is a safety inspection of the appliance, its flue and its ventilation, a combustion check, seals, pressures and controls, and then the efficiency side — because a boiler that is short-cycling or running on the wrong settings quietly costs money every day it is on. Skipping services is also the quickest way to void a manufacturer's warranty, which is a more expensive mistake than the service itself. Landlord gas safety certificates are issued off the same visit: every gas appliance and flue in the property is checked, the certificate is issued, and the tenant gets their copy. Gas work is carried out by Gas Safe registered engineers.

Boiler installation & replacement

New and replacement boilers — combis, system upgrades and smart controls, sized for the house and registered for the manufacturer's warranty.

A replacement boiler is only half about the boiler. It is about whether the existing pipework, cylinder, radiators and controls can carry what you are putting in, whether the gas supply and flue are right, and whether the system has enough sludge in it to wreck a new heat exchanger in its first winter. All of that gets looked at before a price is given. New combi installations, conversions from an older system, smart thermostats commissioned and set up on your phone before anyone leaves, and manufacturer's warranties registered on your behalf — the long warranties are only worth anything if the install is done and documented properly and the annual service is kept up.

Powerflushing

A one-off deep clean of a sludged heating system: cleaner radiators, better circulation, quieter heating and lower bills.

Corrosion inside a heating system creates a black sludge — magnetite — that settles in the bottom of radiators and in the lowest pipe runs. The symptoms are familiar: radiators hot at the top and cold at the bottom, one end of the house never warming up, a boiler that bangs, kettles or cuts out, and a heating bill that has crept up without anyone changing their habits. A powerflush pumps the system through at high flow and low pressure with a cleaning chemical, radiator by radiator, until what comes out runs clear, then adds inhibitor to stop it starting again. Done at the right moment it is the difference between a system that limps and a system that works; done at the wrong moment it is money you could have spent on the actual fault, which is why it is worth a conversation first.

Leak detection

Tracing the leak you cannot see — under floors, inside walls, beneath a slab. If it is not found, there is nothing to pay.

A leak that shows itself is a plumbing job. A leak that only shows as a damp patch, a dropping system pressure, a warm patch of floor or a water bill that has doubled is a detection job, and they are not the same thing. The value is in finding it before anything is dug up: traced properly, one small area of floor or plaster comes up instead of a room. The firm's standing promise is the one that matters here — if the leak is not found, there is nothing to pay — which puts the risk on the engineer rather than on the householder. Once it is located, the repair, the reinstatement and the insurance paperwork can all be picked up from the same visit.

General plumbing & emergency repairs

The everyday list — burst pipes, floods, taps, toilets, overflows, stopcocks, pumps, radiators and valves — done properly the first time.

This is the core of the business and the widest part of it: airlocks, ball valves, burst pipes and floods, immersion heaters, leaks and overflows, pipework replacement, pumps, radiators and radiator valves, Saniflo installation, showers, stopcocks, tap repairs and toilet repairs. Small jobs are where a firm's habits show — whether the isolation valve gets fitted while the floor is up, whether the old washer is the actual fault or just the symptom, whether the carpet is protected before the pipe is cut. Workmanship is guaranteed for twelve months, which is the firm's own standing commitment on plumbing work.

Blockages, drains, gutters & downpipes

Blocked toilets, sinks, pipes and drains cleared — plus the gutters and downpipes that cause damp long before anyone blames the plumbing.

Blocked sinks, basins, toilets, waste pipes and drains cleared, and the reason for the blockage explained rather than left to recur every six months — a fall that is too shallow, a collapsed trap, wipes, fat, or roots in the run outside. Gutters and downpipes come under the same heading because they cause the same result: water where it should not be. A damp wall is very often a gutter problem wearing a plumbing costume, and it is worth ruling out before anybody starts replastering.

Bathroom & wet room refurbishment

Bathrooms, wet rooms and kitchen refurbishments — planned around the pressure, the waste runs and the soil pipe, not around a showroom brochure.

A bathroom is a plumbing job with tiling on top. What decides whether the layout you have drawn will actually work is the water pressure the house can deliver, where the soil pipe is, what fall the waste runs can get, and what is under the floor. Starting with a plumber rather than a tile shop is how you avoid finding out in week three that the shower you chose needs a pump and the basin cannot move to the wall you wanted. Full bathroom and wet room refurbishment, kitchen refurbishment work, shower installation, and the unglamorous parts — valves, wastes, isolation and access — done so the room can be maintained later.

Hot water cylinders & unvented systems

Unvented and vented cylinders, hot water cylinder installation and immersion heaters — the G3 side of the work.

An unvented cylinder runs at mains pressure and has to be installed, discharged and commissioned by somebody holding the G3 competence — it is one of the few pieces of domestic plumbing with a building-regulations qualification attached to it, for good reason. Cylinder replacement, unvented and vented hot water systems, immersion heaters and water heater repairs are all part of the work, along with the honest conversation about whether your house wants a combi, a system boiler and cylinder, or the existing cylinder kept and the controls improved. Poor hot water is more often a controls or a pressure problem than an appliance problem.

Commercial installations & commercial kitchens

Plumbing and gas work for commercial premises, including catering kitchens — a different rule book from a family bathroom.

Commercial work is taken on alongside the domestic side. Catering kitchens in particular have their own requirements: gas interlocks tied to the ventilation, appliance connections and isolation, grease management and drainage sized for what the kitchen actually produces, and a level of documentation that a domestic job never needs. Commercial installations, maintenance and the plumbing behind a fit-out are all quoted the same way as any other job here — after somebody has seen the site.

Air source heat pumps & efficiency upgrades

Heat pumps, smart controls and the efficiency work around them — sized properly, or not recommended at all.

Air source heat pumps are part of what the firm offers, and they are the one heating upgrade where the design matters more than the box. A heat pump runs at a far lower flow temperature than a gas boiler, so radiator sizes, pipework, insulation and controls all decide whether the house is warm and the running cost is sensible — or whether you have bought an expensive disappointment. The same thinking, on a smaller scale, applies to the everyday efficiency work: correct controls, zoning, thermostatic radiator valves and a system that is clean inside. If a heat pump is not right for your house, that is worth hearing before you spend the money rather than after.
